Mobile Home Community and Campground Maintenance Manager: Position Summary: The maintenance manager position, under limited supervision, performs work of routine difficulty; performs related work themselves or seeks out reliable licensed contractors to perform the work. This individual is responsible for overseeing maintenance efforts across a portfolio of three properties in southern Prince George and Emporia area in Virginia. Manages maintenance activities for the upkeep of buildings, landscape, vehicles, and offices. Quickly and efficiently resolves problems as they arise whether directly or by assembling teams to solve such issues. Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

• Performs routine maintenance on the properties building interior and exterior, as well as the land.

• Coordinates maintenance workers to make sure properties, buildings, sites, and grounds are kept up

• Develops and maintains a schedule of when maintenance has been performed and when next service is due. Enforces the maintenance schedule among maintenance staff.

• Performs troubleshooting to solve major and minor repair issues. • Communicates plans for upper level improvements to maintenance staff • Coordinates with property manager on routine and preventative maintenance schedules.

  •  Coordinates with the property manager, vendors, contractors and staff for turning residences after a move out
  •  Determines daily, weekly, monthly, quarterly, and annual schedules for preventative maintenance, groundskeeping, and other needs
  •  Performs construction services in the absence of a General Contractor; including HVAC, plumbing, and electrical work
  •  Works collaboratively and effectively with property management staff, senior managers, contractors, and subordinates
  •  Contacts and schedules vendors and contractors when needed • Perform necessary administrative tasks as required
  •  Delegates tasks to meet maintenance schedule as appropriate
  •  Works in a safe manner and recognizes unsafe situations. Takes appropriate action to ensure safety of themselves and others.

Supervisory Responsibility Will supervise the maintenance crew. Work Environment While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Position Type/Expected Hours of Work This is a full-time position, and hours of work and days are generally Monday through Saturday, 9:00 a.m. to 5 p.m. These hours may vary. Holidays such as Memorial Day, Fourth of July, and Labor Day required. Some weekends or evening hours are necessary in emergency situations. Travel Travel is expected. This position assigns the Maintenance Manager to be on location in Virginia.
